    About the job:
    The Building Services Department is looking for a talented Building Services Manager to oversee a property, or portfolio of properties, owned and operated by the City of Austin. In this dynamic role, you’ll be at the heart of building operations, managing tenant needs, coordinating essential safety and legal inspections, and collaborating with key internal teams on maintenance, capital improvements, space planning, and rent allocation.

    As a Building Services Manager, you will:
    • Take charge of day-to-day property management and tenant relations, ensuring top-notch service and satisfaction
    • Coordinate crucial safety and legal inspections to keep everything compliant and secure
    • Partner with internal teams to drive maintenance projects, capital improvements, and strategic space planning
    • Oversee general property management duties to maintain a high standard of operations
    • Work closely with custodial, security, and trades divisions to ensure seamless service delivery

    Travel:
    If you are selected for this position, and meet the Driver Safety Standards in the City of Austin Driver Safety Program , you may drive when necessary to multiple locations as part of your regular job duties. Otherwise, you are responsible for getting to and from these locations.

    Pay Range
    $33.49 - $42.71

    Hours
    • Monday - Friday, 7:30 a.m. to 4:30 p.m.
      • Hours may vary depending on work demands and business needs.
      • Evening, weekend and holiday work may be required.

    Preferred Experience:
    • Certification, or the ability to obtain within 6 months of hire, in one or more of the following: Real Property Administrator ( RPA ), IFMA Certified Facility Manager ( CFM ), Facilities Management Administrator ( FMA ), Certified Property Manager ( CPM ), Certified Green Building Professional ( CGBP ), Leadership in Energy & Environmental Design ( LEED ) certification, or other green building professional credentials.
    • Professional facilities management experience in a municipal setting.
    • Budget development experience as it is related to the facilities field.
    • Proficiency in Microsoft Word, Excel, and Outlook and PowerPoint.
    • Ability to travel to more than one work location.
    Duties, Functions and Responsibilities
    Essential duties and functions, pursuant to the Americans with Disabilities Act, may include the following. Other related duties may be assigned.

    Coordinates and supervises the activities of skill craft positions including plumbing, electrical, Heating Ventilation Air Conditioning ( HVAC ), etc., involved in minor construction, building maintenance, and related activities as well as the activities of Building and Grounds (or Custodial) staff or program. Responds to occupant needs and ensures that administrative, building, technical, and custodial staff resolves problems. Ensures that all services provided to properties are in compliance with City of Austin ( COA ) and Building Services policies, procedures, regulations, contractual obligations, and standards. Conducts periodic property inspections, recommending and/or approving alterations, maintenance, and reconditioning. Contracts for and supervises vendor services as required. Serves as primary contact with occupant department specific points of contact (SPOCs) and Building Services senior management. Develops, controls, and monitors annual budgets for operating and capital expenses, forecasting management plans, and preparing monthly performance. Evaluates the effectiveness and efficiency of programs, properties, and projects. Develops and recommends short- and long-range plans. Coordinates activities with other divisions and sections. Fosters COA and departmental safety culture and enforces safety rules. Develops and establishes goals, priorities, and procedures.

    • Responsible for the full range of supervisory activities including selection, training, evaluation, counseling, and recommendation for dismissal.

    City Government
