This is a great opportunity for those interested in becoming licensed appraisers. As an Appraiser I, you’ll receive comprehensive on-the-job training that will set you up for success in the field. You will be responsible for analyzing data to appraise single-family residential properties, determining property value based on site characteristics and building footprints, and becoming familiar with the State’s Assessment Calendar and county procedures. In addition, you’ll gain hands-on experience in gathering and tabulating data for property appraisals and confirming sales.

ResponsibilitiesWhat you'll be doing:
- Applying the principles of mass appraisal while ensuring adherence to the Assessment Calendar.
- Using blueprints, maps, plats, surveys, and other resources to conduct property assessments accurately.
- Analyzing data collected from field inspections of single-family residential properties and ancillary structures to determine property valuations.
- Evaluating property attributes to assess their impact on value.
- Conducting research and confirming sales information for single-family residential properties.
- Responding to taxpayer inquiries regarding property values and explaining the methodology used in assessments.
- Addressing taxpayer protests or requests for abatements on property values and, when necessary, defending the Assessor's Office property value in higher-level appeals.

- Proficiency with routine software and business applications, including word processing, spreadsheets, presentation software, and databases.
- Strong communication skills, with the ability to express ideas clearly and concisely, both verbally and in writing.
- Ability to establish and maintain effective working relationships with County employees, representatives of other agencies and organizations, and community members.
- Familiarity with the Assessment Calendar, Colorado Constitution, Division of Property Taxation Directives, Colorado State Statutes, and the Uniform Standards of Professional Appraisal Practice (USPAP).
- Willingness to learn and work with specialized industry software and business applications.
- A commitment to providing exceptional customer service to clients and the public.
- Excellent report-writing skills, with attention to detail in grammar, spelling, punctuation, and clarity.
- The ability to manage a workload effectively, meeting deadlines and achieving performance standards and objectives.

- High school diploma or GED required.
- Additional coursework related to single-family residential real property preferred.
- Possession of Colorado Ad Valorem Appraiser license within two (2) years of hire, required.
- Possession of a valid Driver's License by date of hire required.
