Job Description:Purpose:This position is responsible for providing maintenance and repairs to assigned buildings, including coordination of internal maintenance personnel or contractor vendors.
Duties, Functions and Responsibilities:Essential duties and functions, pursuant to the Americans with Disabilities Act, may include the following. Other related duties may be assigned.
- Plans and performs basic building repairs and participate in construction/installation activities on assigned projects.
- Conducts site inspections and reports on maintenance needs and safety violations.
- Coordinates with contractors, vendors, and other divisions providing maintenance, repairs, and moves to assigned buildings.
- Calculates figures and compiles data and information for reports, cost estimates, etc.
- Prepares and maintains status reports on projects.
- Monitors lease agreements, maintenance contracts, equipment installation contracts, and construction contracts.
- Research information as requested or needed.
- Answers questions from internal and external customers.

- Ability to coordinate contract work crews providing maintenance and repairs to a variety of building sites.

Minimum Qualifications:- Graduation from an accredited high school or equivalent, plus four (4) years relevant work experience.
- Experience may substitute for education up to the maximum of four (4) years.
Licenses and Certifications Required:- Class C Driver License.
- If required by position: Valid Commercial Driver License (CDL). Specific endorsements may be required to be obtained within 120 days of hire.
Physical Requirements:- Ability to bend, lift, walk, carry, or use a force equal to lifting up to fifty (50) pounds.
Preferred Qualifications:- Experience maintaining and repairing large-scale HVAC systems, building plumbing and electrical systems and fixtures.
- Experience in managing occupant space revisions and remodels.
- Experience in managing a building or building campus in compliance with LEED Operations & Maintenance, and/or WELL building standards.
- Experience managing and coordinating the overall operations of a building or building campus.
- Experience using Building Automation Systems (BAS).
- Demonstrated experience with computerized maintenance management system (work order) software.
- General understanding of contracts and scopes of work, with the ability to ensure services are delivered as agreed.
- Intermediate proficiency with the Microsoft Office Suite to include Word, Excel, and Outlook.
Notes to Candidate:Pay Range: $31.39 - $39.24/hour
Work Location: One Texas Center (505 Barton Springs Rd, Austin, TX 78704) OR University Park (3300 N Interstate 35, Austin, TX 78705). Work location will vary depending on work demands and business needs.
Work Hours - Monday through Friday: 7:00 am to 4:00 pm. Hours will vary based on work demands and business needs. Evenings, weekends, and holiday work may be required to meet business needs. May be required to work outside the normal hours for business needs and respond to call back.

Travel: - If the position requires travel, you must meet Driver Safety Program standards, Otherwise, you are responsible for transportation to and from multiple job sites as needed.
Essential/Critical Employee Designation: - Some positions are designated as Critical or Essential . Employees in these roles are required to report to work during emergencies or when operations are modified . This may include working from a designated site or an alternative work location.
Work Conditions: - Work hours may vary based on operational needs and may include evenings, weekends, holidays, or on-call assignments.
